Most people who think they have poor credit find that their credit is better than they thought. Conversly, many people who think they have excellent credit find that it isn't as good as they think. I specialize in helping borrowers who have less than perfect credit. Can I help everyone? No, but I can help most people. I work with several lenders that specialize in loan that do not fit conforming guidelines, some of these lenders are "common sense" lenders who are more understanding of these situations. These lenders make loans based primarily on the equity in your home and not your credit score. With all of these lenders, letters of explaination can go a long way. If we can explain and document valid reasons for the credit issues, such as a job loss or illness, then we have a much better chance of obtaining the loan. If you have a recently discharged bankrupcty or will have a bankruptcy discharged soon I have some programs that will allow you to refinance or purchase. In fact, I have a few lenders who will allow you to refinance or purchase a home, one day out of bankruptcy. In many cases I can help resolve many of your credit issues to help you qualify for a better loan. If I can't resolve an issue, I work with some companies who can.
